What LTV do land lenders allow?+

Raw land at a bank often caps at 50–65%. Turnrow lends up to 70% of appraised value on agricultural land — vineyards, farms, ranches, orchards — in all 50 states.

Is LTV based on purchase price or appraisal?+

On a purchase, lenders use the lesser of the two. If you're buying under market, your cash down is what bridges the gap — the appraisal doesn't lend you the discount.

Does my income change my LTV?+

In no-doc, asset-based lending, no. The land's value, your 680+ credit score, and business purpose are the qualifying criteria. Tax returns never enter the file.
