What's a typical structure for a land loan?+

Short-term land and bridge loans (12–36 months) are usually interest-only with the principal due at maturity, or amortized on a 30-year schedule with a balloon at the end of the term. Both keep payments low while you arrange long-term financing or a sale.

Can I really pay annually?+

On agricultural credit, yes — annual and semiannual schedules exist specifically so payments land after harvest or after livestock sales. Ask for it; lenders who know ag will say yes.

What rate should I plug in?+
